Residenz am Goldgraben – a new home for families is taking shape

Before a new home can be built, space sometimes first has to be made for something new.

At our Residenz am Goldgraben in Hofheim-Marxheim, this transformation can currently be observed particularly well.

Where an existing building once stood, the site is being prepared step by step for the new residential ensemble.

The existing house was first stripped out and then demolished. The necessary works on the site are also well advanced.

At first glance, such a project start may seem less spectacular than a rising shell construction. In fact, however, this phase is one of the decisive foundations of a new-build project.

Before foundations can be laid, existing structures must be removed, supply routes taken into account, and the later construction sequences prepared.

On our site too, important groundwork has therefore already been put in place.

Preparations have been made for electricity, namely site power and construction water supply. Future planting has also been considered at an early stage, with the intended trees planned and ordered accordingly.

The next step is the final preparation of the site.

This is followed by the earthworks and excavation.

By then at the latest, progress will be clearly visible to anyone passing by.

A prepared plot becomes an active construction site.

And from an idea, ten new homes emerge.

Residenz am Goldgraben was deliberately conceived as a family-oriented residential ensemble.

In total, six terraced houses and four semi-detached houses are being built.

The houses combine modern floor plans with private outdoor areas and a living concept designed for more than just today's everyday life.

A home for families must be able to change.

Children grow up. A children's room may later become a study. Professional circumstances change. Leisure and everyday life require different areas.

That is why flexible spatial structures, multiple levels, private gardens and additional retreat areas are an important part of the project.

Residenz am Goldgraben has also been planned with an eye to the future in energy terms.

The project is planned to KfW-55 standard. Each house receives its own heat pump. Preparations for wallboxes and photovoltaics are also part of the concept.

In addition, there is underfloor heating, electric shutters and high-quality fittings.

Technology is not intended to be an end in itself.

It should help ensure that a house still feels modern, comfortable and practical many years after moving in.

We are particularly pleased with the response to the project so far.

Eight of the ten houses in total have already been sold or reserved.

It is therefore already clear today that this plot will not simply see ten buildings appear.

A small neighbourhood will grow here.

People will meet each other in the mornings. Children will play in the garden. New families will move in, and a construction project will become a place to live.

This is exactly the idea that shapes Residenz am Goldgraben.

The location in Hofheim-Marxheim combines two things that are particularly valued in the Rhine-Main region: proximity to important business locations alongside a residential environment that offers space for family and everyday life.

Frankfurt, Wiesbaden and the surrounding locations remain within easy reach, while one's own home can form a noticeably calmer centre point.

For many families, this balance is exactly what matters.

The current project phase therefore marks more than just the start of earthworks.

It is the transition from planning to realisation.

Numerous construction stages still follow before a house is ready for occupation.

After the earthworks, the foundations and shell construction follow. Later come the roof, windows, building services, interior fit-out, surfaces and outdoor facilities.

Each stage builds on the previous one.

A good construction site therefore relies on careful coordination.

Materials, specialist companies, technical planning and scheduling must all fit together.

We accompany this process with the aim not simply of building as quickly as possible, but of creating lasting residential quality.

The final preparatory works on the site are now laying the groundwork for this.

And while the construction site is initially dominated by machinery, earth and technical preparations, the future owners are probably already seeing something quite different.

They are already seeing their garden.

Their living room.

The future children's room.

And perhaps the spot where, one day, the first Christmas tree will stand in the new home.

That is exactly what it is ultimately about.

Plots become buildings.

Buildings become homes.

And from homes, a piece of the future emerges.
